Today? Wah, even your ah ma’s dusty utility closet, the store room under the stairs, and the nuclear-grade emergency bomb shelter can be rebranded as a “luxury minimalist micro-suite”!
They give it a super classy name on PropertyGuru called a “pocket room”. But let’s be real: it’s just a space so absurdly tight that if you sneeze too hard, you knock down your drywall, punch your neighbour in unit #08-02, and blow out the air-con all at the exact same time.
The $700 Sardine Experience
Take the story of Mr Santos, a 48-year-old building coordinator. He pays $700 a month (plus $30 for utilities!) just to live inside a 1.8-metre by 1.6-metre box in Geylang. To fit inside his new home, he literally had to ship three of his beloved guitars back to the Philippines, pack his desktop computer into a box, and sleep on a bed custom-trimmed to fit a hobbit.
Why squeeze into a coffin-sized box voluntarily? Simple: Air-con mah! He gave up physical space just to sleep in cold air. Though to be fair, there’s no space to throw his clutter out the window anyway—because most of these bomb shelters and utility rooms don’t even have windows. If you wake up, you need to check your phone to know if it’s 8 AM or 11 PM.

Then there’s “Ms S”, who pays $600 a month for a room near Great World City measuring a grand 1.8 metres by 1 metre. Her bed is 1.6 metres long. When reporters visited, half of her mattress was covered in stacked bags, leaving her with roughly 50cm of sleeping width.
To adapt, she had to sell or give away her golf clubs, wine glasses, and a security safe. See the silver lining? Singapore’s rental crisis is secretly a self-improvement program! You don’t need Marie Kondo to ask if your belongings “spark joy.” If your golf bag physically blocks the front door from closing, bye-bye golf bag.
Landlord Math: Turning 1 Living Room Into 3 Bedrooms
So how are landlords pulling this off?
* HDB Flats: Strict rules. Only original bedrooms can be rented out.
* Private Condos: Absolute Wild West!
Under urban guidelines, as long as the main unit has a shared kitchen, landlords can partition the interior however they like without planning permission. Property experts note that some savvy condo owners are splitting a single living room into two extra bedrooms and turning the dining area into a third.
A condo that usually rents for $3,000 whole unit is suddenly generating $6,000 a month in piecemeal rentals. The per-square-foot rate on a bomb shelter is now higher than a luxury penthouse in Marina Bay!
It gets wilder. One property agent recalled a tall German expat who rented a micro-room in 2023. Because the bed and room were both too short, he had to sleep with his bedroom door open so his legs could stick straight out into the shared hallway at night. Housemates walking to the toilet at 2 AM thought they were tripping over a haunted house prop!
The Ultimate Trade-off
Beyond the cramped quarters, experts warn that these over-partitioned units create real fire hazards and hygiene nightmares. When eight strangers share one tiny apartment, the common area instantly becomes a garbage-strewn “no-man’s land” because nobody wants to own the trash bin.
Yet, with over 40 of these “pocket listings” popping up regularly, the demand isn’t slowing down. Foreign workers, tight-budget students, and young locals wanting independence are all lining up.
In Singapore today, as long as you can breathe and fold yourself like origami into a shoe box, there’s a landlord waiting to charge you $700 for it.
Next time you see someone at the hawker centre taking up two chairs, don’t complain—give them some grace, maybe that’s the largest master bedroom they’ve seen all week!
